What's different here
Long, humid summers grow mildew on shaded walls and trim, so washing and spot-priming are part of nearly every exterior quote here.
Homes built before 1978 may have lead paint under newer coats. Work that disturbs it has to follow EPA lead-safe (RRP) practices.

Painting: common questions
When is the best time to paint outside in Memphis?
Spring and fall are easiest. Summer work is possible, but crews plan around heat, humidity and afternoon storms.
Do you paint brick?
Yes, with a breathable masonry paint or limewash. Painted brick is hard to undo, and historic districts may have rules, so we check first.
